You can now pay your rent (and other charges) online directly from your bank account! You can even use the new payment system to view your current/upcoming charges and your payment history.
But, best of all, this service is free – it comes at no additional cost to you!

Security – Online payments are more secure than mailing a check. You’ll receive an email notification when your payment is made that you can keep for your records. You can even sign up for email reminders that your rent is coming due.
Speed – Online payments post to your account immediately; faster than if you mail a check or use an online bill payment service. It’s even faster than dropping a check off at our office.
Convenience – View your charges and make payments online anytime and from anywhere. No more paper checks, envelopes, stamps, or unnecessary “out of your way” trips to our office to drop off a check. You can even set up a recurring payment so your rent is paid automatically – no more worrying about forgetting to pay your rent on time or dealing with late fees!
Online Maintenance Requests – You can submit maintenance requests by logging in through the Tenant Login.
To get started, download our Online Rent Payment Agreement and email it to firstname.lastname@example.org. We will then send you an activation email where you can set up a password. Once you have done that you are ready to make online payments.

What do I do if I need something repaired?
Maintenance requests can be made by calling (415) 681-1265 or online through a Tenant Portal. We will work with you to find a convenient time for a repair person to make any repairs needed.
What do I do if there is an emergency and George Goodwin Realty is closed?
There is always a property manager on call. Tenants can call our office at (415) 681-1265. Our outgoing message will give you a cell phone number for the property manager on call.
What are my options for paying my monthly rent?
Option 1) You may pay your rent online after setting up a Tenant Portal. We require a signed Online Rent Agreement form for this option to be accessible. After we have received the signed form we will send you a link to set up your Tenant Portal. Once your Tenant Portal is set up you can begin making online rent payments.
Option 2) Send a check or money order to our office or you may stop by the office if you wish to pay cash. IF you are paying with cash please be sure to bring exact change as we do not keep any cash or change in our office.

What should I do if I am planning on moving out?
Provide us with a 30-day written notice to vacate. This letter should have your name, address, date of departure and your signature. You may also provide us with the address that you would like your security deposit mailed to. This letter may be mailed to us, faxed, emailed or delivered in person.
After I have moved out, how long will it take to get my security deposit back?
Your security deposit will be mailed within 21 calendar days after you have moved out and keys have been returned to our office.
I locked myself out of my apartment. What should I do?
If you have locked yourself out during normal business hours you have two options: 1) Come to our office and borrow a key from our office (collateral will be required until key is returned). 2) A property manager can meet you at your home and let you in. Fees will apply for this service.
If you have locked yourself out outside of normal business hours you have two options: 1) Call (415) 681-1265, our greeting will give you the cell phone number of the property manager on-call and our property manager may be able to let you in. Fees will apply for this service. 2) Call a locksmith.
